The University of Mississippi, “Ole Miss”, is the prime generator of demand for housing in the Oxford, Mississippi area. Since 2002 the enrollment at Ole Miss has increased by 49%, and the most recent fall enrollment number (2014-2015) was near 25,000 students. In addition the number of freshman enrolling at Ole Miss is steadily increasing. Since freshman are required to live on campus, this has created a large demand from sophomores and juniors to find housing off campus. Current market studies of the supply versus demand of student housing indicate an above average market size with increasing demand.
Further, in addition to the growth in the Ole Miss student population creating new demand for student housing, the popularity of Oxford for retirees has created new demand for condominium ownership (“high-end” parents of Ole Miss students to use as second homes) as well as higher-end custom residential home development in certain popular older neighborhoods in Oxford.
